Green homes will soon be only for the super rich
Energy efficiency is increasingly important for home buyers, as the latest report shows Century 21-Wikihome. The analysis of properties for sale in Italy reveals that houses with more efficient consumption are more in demand and less available on the market.
Compared to 2023, houses in energy classes from B to G have doubled, going from 60 thousand to 120 thousand in one year. On the contrary, the houses in class A they decreased slightly, from 25 thousand to 23 thousand. Furthermore, the sales times of the most efficient properties are shorter, with an average of 20 days less than those of lower energy classes.
A different condition even just compared to a year ago, when the gap was only ten days. “It is clear that two distinct markets have now emerged – he says Marco TilesiCEO of Century 21 Italy – and that we are moving more and more towards a purchase that is aware of the value of the energy impact in the long term”.
As he writes Corriere della Sera, this drop will correspond to an increase in prices, both because the market does not yet seem ready to respond to demand and because class A homes today are mostly new constructions. The solutions must include more restructuring.
