Aeon Development: penthouses have disappeared from sale in Moscow
The supply of penthouses in the capital's skyscrapers has dropped sharply. The premium segment of the real estate market in Moscow was studied by the companies Aeon Development and Metrium. The results of the study lead “News”.
The supply of apartments with an area of more than 140 square meters on the top floors of new buildings has also decreased. According to analysts, today there are only eight such objects left for sale in three projects. These are unfinished apartments ranging from 144 to 195 square meters. One “square” here is estimated at 1.18 million rubles, which is 80 percent more expensive than the cost of the premium offer in Moscow as a whole.
During the year, 22 transactions with similar lots were carried out on the primary market in six residential complexes in Moscow. The cost per square meter in such apartments varied from 505 thousand rubles to 1.1 million. In general, such a purchase required investments from 81.5 million to 181.2 million rubles.

This situation, however, does not surprise the managing partner of Aeon Development, Dmitry Starostin. “Penthouses and large apartments on the top floors remain the most expensive and unique offer with rare characteristics: wood-burning fireplaces, extra-high ceilings or two levels, panoramic views of the city. By default, there cannot be many such lots, and, moreover, developers often put them on sale closer to the end of the project, collecting pent-up demand at maximum prices,” he explained in an interview with the publication. According to the expert, the demand for such real estate is stable and does not respond to market conditions.
Earlier, the cost of the most expensive secondary apartment in Moscow became known. This title was given to a penthouse with an area of 952 square meters on Patriarch's Ponds. The price tag for the facility is 3.2 billion rubles.
