In Russia, for the first quarter, the demand for new buildings increased by an average of 4.8%, while the cost of 1 square. m in apartments in the primary real estate market increased by 0.5%, and the volume of supply – by 12.5%. This is stated in the study of Avito Nedvizhimost, which was reviewed by Izvestia on April 5.
“Over the past three months of the year, the demand for the purchase of apartments in new buildings has grown by 4.8%: platform visitors have become 19.3% more interested in open-plan properties, 12% more in multi-room apartments, and 6.2% more in “two apartments” , by 4.7% – by “odnushki”, by 3.7% – by “three rubles” and by 0.3% – by studios,” the experts noted.
Most of all, there is an increase in interest in housing in the primary market in Omsk (50.8%), Sevastopol (42.3%) and Kazan (33.8%). At the same time, in some cities, on the contrary, a negative trend was recorded: most noticeable in Moscow (-37%), Tyumen (-7.3%), Krasnoyarsk (-4.8%).
“In the first quarter, the demand for new buildings in Russia was largely fueled by the extension of preferential mortgages, albeit with an increased rate, a rate subsidized by developers and discounts. <...> Prices continued to stagnate, and so far their growth is possible only within the framework of inflation or depending on the stage of construction. But it is hardly worth waiting for a decline, because developers have obligations to banks, calculated project economics and the price of building materials, ”explained Dmitry Alekseev, head of primary real estate at Avito Nedvizhimost.
The cost of 1 sq. m in new buildings in Russia in the first quarter of this year compared to the fourth quarter of 2022 increased by 0.5%. The most expensive per square meter in new buildings rose in price in Krasnodar (+12.9%), Chelyabinsk (9.4%), Stavropol (8.9%), and fell more significantly in Sevastopol (-8.7%), St. Petersburg ( -2.8%), Kaliningrad (-2.4%).
At the same time, the price per 1 sq. m in new buildings in Russia increased by 5.3%.
On March 29, IC Rosgosstrakh told Izvestia what kind of apartments Russians dream of. About half of the respondents (48%) want property in a luxury residential complex, 28% in a high-quality new building, and 10% in a historic building.
