Rooms, mind-boggling prices. But there is no shortage of exceptions
What is the state of the art of offering student rooms in Italy? To answer this question, Immobiliare.it Insightsthe proptech company of the group of the same name, conducted an analysis on the evolution of the supply of rooms in the main Italian university centres, both large and small.
Among the cities considered, Catania, Bari And Verona they stand out for the highest proportion of rooms compared to the total rental offer, with percentages of 20%, 18% and 15% respectively. In reverse, Rome And Turin they stand at around 8%, while a Milan And Bologna they drop to 6%. TO Venice, Florence And Palermo the rooms represent approximately 5% of the total offer, while in Genoa only 3%.
Antonio Intini, Chief Business Development Officer of Immobiliare.it, comments that in the centers of the South and in smaller cities, where house prices are more accessible, families tend to be owners and therefore prefer purchase rather than rental solutions. As a result, owners of properties intended for rental mainly favor students or workers outside sitedividing the apartments to obtain a greater economic return and greater attractiveness on the market.
In the national context, Milan it is confirmed as the main center both for the average price of a room, which has reached 700 euros per month, and for its concentration of rooms, representing 21.6% of the total offer in Italy. However, Venice recorded the largest increase in room supply, with more than fivefold growth compared to 2019.
Rome and Turin follow Milan in the room supply ranking, with 17.4% and 6.2% respectively. Bologna, an important university centre, represents 4.4% of the national offer, with a fourfold growth in the offer in the period analysed. Florence, Verona, Naples, Genoa and Catania have lower but significant stock percentages compared to the Italian total.
Considering the neighborhoods, Milan sees the greatest concentration of rooms in Città Studi and Bovisa, while in Rome the Bologna district hosts the majority of rooms. Naples sees a concentration nearby of the Federico II University Hospitalwhile in Bologna the areas with the most rooms are Bolognina and Massarenti.
In smaller university centers, such as Padua, Trent, Brescia, Bergamo And Udinea significant increase in the supply of rooms has been observed in recent years, also attributable to the growing difficulty of accessing Milan, which has pushed students towards more convenient and well-connected alternatives.
Finally, as regards prices, Milan remains the most expensive city, followed by Bologna and Florence. Rome, Padua, Bergamo and Brescia also have significant figures for renting a single room.
