The FipeZap Residential Rental Index registered an increase of 1.25% in rental contracts in May, according to a survey released this Tuesday, 18th. The increase exceeds the country’s official inflation measured by the IPCA (Broad Consumer Price Index) , which in May was 0.46%, according to the IBGE (Brazilian Institute of Geography and Statistics). It is also above the IGP-M, measured by FGV, and the index generally used in contracts, which was 0.89% last month.

FipeZap uses values in 25 Brazilian cities as a basis. Analyzed individually, 24 of them presented
monthly rental appreciation, including all 11 monitored capitals, with the biggest increase in Salvador, 2.96%, followed by Belo Horizonte (1.96%) and Curitiba (1.88%).
The increase in May was slightly below that recorded in the previous month, of 1.38%. But, in 2024, residential rents will accumulate an increase of 6.50%, also above the double recorded by the IPCA (2.27%) and the IGP-M (0.28%).
1-bedroom properties are rising
If the last 12 months are considered, the FipeZAP Residential Rental Index began to accumulate an appreciation of 14.80%, with the IPCA in the period being 3.93% and the IGP-M being -0.34%.
Properties with one bedroom appreciated above average in this period, with an increase of 18.35%, against a 13.20% increase among units with three bedrooms and 13.46% for properties with two bedrooms.
The average residential rental price was R$45.29/m² in May, with the highest average values recorded for renting one-bedroom properties (R$59.30/m²).
Among the 11 capitals, the city of São Paulo (SP) had the highest average price, at R$54.37/m². Then, Florianópolis (R$ 53.41/m²), Recife (R$ 50.61/m²), Rio de Janeiro (R$ 47.49/m²) and Brasília (R$ 45.26/m²).
