The cost of rental housing in major cities of Russia for the year – from November 2020 to November 2021 – increased by 31%. This was reported to Izvestia by Sergey Khakhulin, head of projects for the development of secondary real estate and long-term lease of Avito Nedvizhimost. Average rates in the country have reached about 23 thousand rubles per month. The demand for such housing since January this year has grown by 24%, he added.
According to Cyan.Analytika, in general, in cities with a population of over one million, the average long-term rental rate for one-room apartments increased over the year by 21% and amounted to 20.4 thousand rubles at the beginning of December, for two-room apartments – by 23%, to 30.3 thousand. , three-room apartments – by 20%, up to 45.8 thous.
According to the director of the federal company “Etazhi” Ildar Khusainov, the demand for rental housing in Russia has increased 3.8 times over the year. Firstly, some of the citizens who have sold their existing housing and purchased apartments in new buildings are forced to rent a temporary one. Secondly, the decrease in the affordability of housing due to the rise in prices with a simultaneous increase in mortgage rates, has led to the fact that some of those who planned to buy housing, postponed its acquisition, he said.
As Izvestia wrote, the Ministry of Construction is preparing amendments to legislation aimed at increasing the transparency of the industry. In particular, earlier the deputy head of the department, Nikita Stasishin, announced that it was planned to launch a digital platform for accounting for lease agreements, which would simplify the payment of taxes for owners and help bring rental housing out of the gray zone. On December 10, it became known that this platform will be created in the form of a state information system (GIS), in which it will be necessary to register all transactions. For landlords who ignored the rules, there will be fines – from 500 to 2.5 thousand rubles for individuals, from 5 thousand to 10 thousand rubles – for legal entities.
