Sales and launches of residential properties in the country should remain stable in 2022 compared to 2021, in terms of units, according to a projection by the Brazilian Chamber of Construction Industry (CBIC). The expectation is for an improvement in operations within the Casa Verde e Amarela (CVA) program and a drop in the medium and high-end markets. The CBIC did not detail the projections by segment.
One of the premises for stability is the approval of a new subsidy curve for the CVA, whose operations shrank in the last months of last year due to the pressure of rising prices and loss of purchasing power of the low-income population.
“If that happens (adjustment in the subsidy curve), then we should have a year of stability in the number of units sold in the country”, estimated the president of the Real Estate Commission of the Brazilian Chamber of the Construction Industry (CBIC), Celso Petrucci. “If we have the adjustment, I believe that the operations of Casa Verde and Amarela should increase substantially and compensate the other operations of the real estate market”, he added.
Although he did not detail the performance perspective by segment, Petrucci mentioned that the CBIC’s view is in line with the projection released by banks that grant real estate financing.
Last month, the Brazilian Association of Real Estate Credit and Savings Entities (Abecip) estimated a 30% increase in credit via the Severance Indemnity Fund (FGTS), which supplies Casa Verde e Amarela. And for financing via savings account funding, which serves medium and high-end properties, the forecast is for a decline of 5% – mainly impacted by higher interest rates.
