Hotels for sale in Italy down 28% and prices rising
The Italian hotel industry is experiencing a period of continuous prosperity. After closing 2023 with transactions that exceeded one and a half billion euros, investor interest continues to remain strong in the first months of 2024. According to data from the Idealista research office, there was a significant decline in 28% in the stock of structures for sale compared to the previous year.
As reported by Pambianconews, Idealista has identified six main regions where the majority of hotel structures for sale are concentrated: Tuscany, Emilia-Romagna, Lombardy, Veneto, Sicily and Lazio. Below the threshold of 100 units are regions such as Piedmont, Trentino-Alto Adige, Liguria, Abruzzo, Puglia and Campania, while eight regions, including Marche and Basilicata, have a lower number of announcements.
At the level of annual variations, Lombardy was the only region to record an increase in the availability of structures on the market, with all the other regions seeing a decrease in offers, with the exception of Valle d'Aosta which maintained stability. Examining the top 20 provinces in terms of sales announcements, significant variations emerge. For example, the province of Rimini recorded a decrease of 13%, while Brescia saw an increase of 11%. Meanwhile, provinces such as Florence, Siena and Venice have shown significant declines in available stock.
Among the most relevant provinces in the Italian hotel sector, Venezia ranks sixth in terms of number of available real estate units, but suffered a 42% decrease in supply, while Rome and other cities experienced similar reductions.
