Portofino – Thirty thousand euros per square meter. And this the value of an apartment with a view of the Piazzetta of Portofino. The advertisement that you don't expect, and which puts an end to a long absence of offers of this kind (because in Portofino in recent years castles and villas have been negotiated and sold but never a property in the Piazzetta), is published in recent days on international website of the agency Knight Frankwhich is based in London, has an Italian branch in Milan and deals mainly with luxury apartments.
The advertisement refers to an apartment of just over 75 square meters, for which the request expressed in pounds is one million and 980 thousand, which translated into euros means approximately 2 million and 300 thousand. Which precisely translates into the figure monsters of 30 thousand euros per square meter.
What raises the value, in addition to the fact that the accommodation is located in Portofino and in the heart of the village, are above all the two windows which make the view dreamlike for the future owner: «The apartment consists of a small entrance, a large bright living room with dining area with two wonderful large windows facing one towards the Piazzetta and the other south towards Calata Marconi, a double bedroom, a bathroom, a kitchen and a closet. The property offers exposure on multiple sides of all windows and convenient independent access close to the splendid church of Divo Martino”. Then, describing the apartment, which is also equipped with air conditioning, it is added that «a characteristic wooden staircase leads to the upper floor, where we find a second bedroom with built-in wardrobes and a bathroom and a usable attic space as a storage room. The apartment, excellently preserved by the current owner, it is immediately habitable».
The photos, about fifteen, confirm the centrality and panorama, as well as proximity to the VIP church. Nothing more is said and obviously all negotiations remain confidential, should some rich man come forward with an offer. In fact, the initial request is even higher than the average value published last September in the ranking of real estate values of Italian tourist resorts, based on the latest data from the Omi, theReal estate market observatory, drawn up by the Revenue Agency. The top price for apartments saw the Ligurian town in the lead with 22,900 euros per square meter. In second place in the top ten, with 13,800 euros, Cortina d'Ampezzo, followed by Sestri Levante and five other highly prestigious mountain resorts, Madonna di Campiglio, Courmayeur and three municipalities on the two sides of Passo Gardena (Corvara, Selva, and Ortisei ), and then close with Capri and Santa Margherita Ligure. The 30 thousand of the apartment advertised by the London agency therefore seems to break every record compared to apartments (obviously for villas with swimming pool and park, as is well known in Portofino) the request may be even higher. Certainly the advert confirms that Portofino is in a competition of its own and knows no crisisat least as far as the real estate market is concerned.
Still in the field of still current real estate offers, the sale of the so-called Castelletto, which is located on the promontory from which you can enjoy incomparable 360° views including Portofino and the entire Gulf of Tigullio, remains on the table, this time handled by Sotheby's International Realty. The property develops approximately 300 m2 of covered surface as well as 200 m2 of terrace with two turrets and approximately 5000 m2 of terraced garden with centuries-old plants and essences. Excellent general internal conditions, the result of an important and recent complete renovation, keeping intact, where possible, the taste of the territory it belongs to. The request, in this case, is not expressed but will be the result of negotiation.
