House sales transactions reached 5,568 in the second quarter, which represents a decrease of 5.3% compared to the same period in 2021
The average price of housing in the Region of Murcia rose by 4.2% at the end of the second quarter of 2022 compared to the data of the previous quarter, reaching 1,122 euros per square meter on average, as reported yesterday by the College of Registrars . In this way, the Region was the third community with the highest increase in the quarterly variation, preceded by Madrid (5.5%) and the Canary Islands (4.6%). However, the price per square meter is the third lowest in the country, only higher than that of Extremadura (796 euros) and Castilla-La Mancha (830 euros). By type, the average price of new-build housing rose to 1,149 euros per square meter (+0.9% quarterly) and that of used ones, to 1,117 euros (+5%).
Regarding the number of home sales, the Region recorded a total of 5,568 in April, May and June, 5.3% less than in the previous three months. Of this total, 869 were new units (-16.2%) and 4,699 used (-3%). 78.04% of the sale of homes corresponded to flats, with a positive quarterly variation of 0.77%, while single-family homes represented 21.96% (-0.77%). This fall of 5.3% represents a more pronounced decrease than the national average. Throughout the second quarter of 2022, 163,909 homes were registered, 0.2% less than between January and March, according to statistics from the College of Registrars. In the case of new housing, this decrease was more pronounced, 13.7% less than in the previous quarter, to 27,879 registrations, while used housing rose 3.1%, to 136,030 operations.

In Spain, the average price of housing in Spain rose by 7.4% at the end of the second quarter of 2022 compared to the data of a year earlier, reaching 1,894 euros per square meter. This increase was driven by the rise of 9.5% in used housing in the interannual rate, while in the same period of time new housing registered a rise of 1.6% in its prices.
Statistics from the College of Registrars for the second quarter of the year show a rise in housing prices of 2.4% compared to the previous three months, reaching 1,957 euros per square meter. The value of used housing increased by 3.4% in the second quarter compared to the previous quarter, to 1,937 euros per square meter, while in the case of new housing there was a decrease of 0.7%, to 2,055 euros per square meter. Regarding new construction data, the College of Registrars specifies that “only two out of every ten sales correspond to new housing and, on many occasions, they collect sales agreements with an average of two years in advance, so they do not always record the current market behavior.
By communities, the highest cost was located in the Balearic Islands, where the square meter was paid at 3,180 euros, followed by 3,169 euros per square meter in Madrid, 2,787 euros in the Basque Country and 2,427 euros in Catalonia.
