93.4% of the owners who file their home in Spain are individuals with only a property for rent, of middle class, and who use income to pay the mortgage or complement your pension in the case of the elderly. It is the radiography made by the study of the owners of housing for rent in Spain, prepared by The Rental of the Safe Rental Observatorywhich tries to throw by land the image of ‘rentist’ that some political parties and tenant organizations blame the landlords. The same study ensures that only 5.3% of homemade have two properties and 1.3% have more than three.
«The vast majority are, therefore, small owners who, according to the profile that this study prepared from the Family Budget Survey of the National Statistics Institute (INE) and data provided by the company rental rental, reside in middle class areas and are over 65 years old, ”is the main conclusion of the report.
Almost half of the owners, 44.4% are over 65 years oldbecause “the oldest have had more opportunities to acquire new properties throughout their lives, either through inheritances or purchase.” Something that according to the elaborators of the study explains that the main source of income that supports 46.6% of the households of the Spanish landlords are the contributory pensions.
Those over 65 are followed by the group of owners between the ages of 50 and 64, which are 37.9%. Those between 35 and 49 years represent 16.5%, while the youngest, with less than 35 years, only accounts for 1.2%. The Middle Ages amounts to 59 years.
In addition to contributory pensions, other sources of relevant income in the households of the owners are the income of employment of others (40%) and on their own (9.6%). Only 1.1% of these families are based thanks to the income of capital and property, the authors contribute.
What do these owners dedicate to the money? The majority, 34%, allocate this money to complement their pensions and 27% to pay the mortgage, while 32% use rent as an investment to obtain a profitability. According to the study, the remaining 6% allocates this income to other purposes, such as paying their own rent, complementing your salary, saving or simply to prevent your home from being empty.
Middle class majority
The report also affects that the households of the owners enter on average about 3,200 euros per month, which if they are distributed among the average of 2.5 people that make up each home, go to about 1,260 euros. Although the authors also clarify that it is a very susceptible figure to vary according to the location and characteristics of the real estate.
However, the vast majority of owners, 75.4%, reside in middle class urban areas. They are followed by those living in rural areas, which represent 15.8%, and in high -class neighborhoods, which are 7.1%. On the other hand, there are much less those that inhabit in low middle class (1.2%), and even less those that do so in luxury urban areas (0.5%).
Main concerns
The study also points to the importance they give to owners to find a tenant with solvency and stability Above obtaining a higher income. That is why 83% ensure that their priority is to find a reliable tenant that does not give problems, “even if for this they have to access the price of rent.”
In this sense, the report says that the distrust of the owners “is a brake for the generation of supply” and places the non -payment of the rent as greater concerns (33%) and the possible damage to the house (32%). Another type of concerns that also stand out are the difficulty in finding good tenants (13%), legal problems (9%) or the frequent rotation of tenants (6%).
