The average cost per square meter in Krasnodar over the past 12 months has decreased by 6%. This follows from data from the “About Home” service and experts from the Development-Yug corporation, which Izvestia reviewed on March 29.
“The decline in housing prices is due to the fact that there is an active sale of large apartments on the market. As a result of the outflow of small lots last year, the market was left with an abundance of large proposals from developers, which led to a slight decrease in prices for primary housing in Krasnodar,” said Vladimir Kravchenko, vice president of marketing for Development-South Corporation.
The fall in real estate prices in the city is accompanied by a general increase in activity in the market, experts said. Thus, the volume of supply on the market is 6282 thousand sq. m. m, making Krasnodar the second market in Russia in terms of the number of housing on sale.
In the first two months of 2024, 187 thousand square meters were sold in Krasnodar. m of housing totaling more than 26 billion rubles.
“In relation to the beginning of the last similar period, we see an average increase in the volume of sold space by 10% and in the amount of sales by 12.5%,” the developer’s analysts emphasized.
Earlier, on January 3, the managing director of the Metrium company, Ruslan Syrtsov, expressed the opinion that in Russia at the beginning of 2024, the cost of apartments in new buildings in the mass segment and business class may decrease. According to him, high-budget housing will continue to rise in price, at least at the level of inflation. In addition, secondary housing will slowly fall in price.
