The average value of the general residence in the coastal municipalities of the Community is €1,010/m2
The price of the second home is between 40% and 90% higher than the first home. Holiday homes stand at an average of €1,500/m2 in Manga del Mar Menor, lower for single-family types, and at €1,600/m2 between Mazarrón and Las Águilas, reaching €2,100/m2 in single-family types. The average value of general housing in the coastal municipalities of Murcia is €1,010/m2.
In 2021, both purchases and new construction permits exceeded the levels of 2019. Prices practically reached pre-pandemic levels, slightly below. In 2022, a scenario of high demand is observed in the face of dynamic development activity.
The market of the coastal municipalities does not have as much weight on the total of the province as in other areas of the Mediterranean. The demand is mainly national, coming from the Community of Madrid and the Basque Country. Foreign demand comes from the United Kingdom and the Nordic countries.
