Just a few weeks ago, Paloma Martín, deputy secretary of Sustainable Development of the Popular Party, chose the new development as the main success story of Madrid, and the best reference for a public-private collaboration model that allows promoting affordable housing in the whole of Spain. «Here young people and their families will be able to develop their life projects because there has been the will to pool land and financing through public and private initiatives, something fundamental at a time when five out of every six young people under the age of “Thirty years old cannot be emancipated in Spain,” he said.
Within that preferred circle, Valdecarros Madrid The authentic pearl of the location has just been put up for auction: a block of homes in the best location, right next to the main avenues and accesses.
The Valdecarros project is currently in the development of the first three stages of the eight that this urban action will have. The first 13,500 homes of the 51,000 planned will begin to be built in 2026. In total, more than 150,000 people will move to this new neighborhood, which will have one of the highest proportions of green areas of all Madrid districts.
Paloma Martín has expressed several of the reasons that are turning Valdecarros into the nucleus of affordable housing in Madrid. The main one is its location in the southeast, an area of the capital south of Atocha where the new housing supply is concentrated. Of the 150,000 apartments planned in the medium term throughout Madrid, more than 100,000 will be here. Of that figure, more than half will be in Valdecarros. Of its total 51,000 planned homes, 28,000 homes will be protected, 55% of the total.
Land auctions
To finance the urbanization, the Valdecarros Madrid Compensation Board is putting residential plots for sale for free housing. At the end of November, the pearl of the new neighborhood will be auctioned: 25,000 m2 of buildable residential land, equivalent to a block, with capacity for about 270 homes, in one of the star locations of the new neighborhood (crossing between the extension of Peñaranda Street in Bracamonte and direct access to the M45). It is the last auction of residential land in the second stage of the new neighborhood, in the urbanization phase, which concentrates most of the free housing developments.
Real estate developers who wish to bid for that block must register and present the appropriate guarantees until November 21. The auction will be held electronically on November 27. The next two days, two more plots will be auctioned, the first corresponding to the third stage, with total buildable surfaces of about 2,400 and 4,000 m2, on which about 70 more homes will be built. The starting price of the three plots will be the same, 1,070 euros per buildable m2, the most affordable in the entire city of Madrid for this type of land. In the three previous rounds, 70,000 m2 of buildable land for almost 800 homes have been sold, for 81.6 million euros. So far, Metrovacesa, Lobe, Amenabar, Habitat and Aedas Homes have been awarded the auctioned plots. The sale price of land for free housing in this neighborhood continues to be among the cheapest in the entire city.
Valdecarros, at a glance
-It is the largest urban development in Spain and one of the largest in Europe, with 51,656 homes, of which 55% will be protected.

-Valdecarros is located in the metropolitan belt that extends from the Carretera de Andalucía to the border of Coslada and San Fernando, between the M40, M45 and M50 highways, also surrounded by connections such as the M30, A3, M31 and R3.
-It has ten different uses in its planning, which seek to create a city with all the services and variety of activities of a project as such. The distribution of uses is 62% residential and 38% tertiary.
-A neighborhood for pedestrians and cyclists is planned with pedestrian walkways and a 127-kilometer cycling network. It emphasizes sustainable mobility as one of the differentiating elements of the sector.
-A neighborhood designed for walking and with hardly any unevenness that has led to an increase in earthworks of almost 30 million cubic meters, at an approximate cost of 250 million euros.
Thanks to this extra effort, the residents of Valdecarros will be able to comfortably park their cars. They will have a flat neighborhood, ideal for walking or cycling.
