In order to promote good coexistence between neighbors, the state of Florida has a series of laws that allow fine people who carry out certain activities related to trash cans and even with Christmas decorations. In the midst of this context, Governor Ron DeSantis has just announced a series of changes in this regard.
The governor has signed various laws over the past few months. Last week he approved a project that will limit some fines imposed by homeowners associations and neighborhood communities with the intention of increasing transparency.
- Leave a trash can outside. As long as this is 24 hours before or after the day or time of collection.
- Leaving Christmas decorations on for longer than expected. This, as long as a written notification is not issued. Otherwise, people will have a week to remove them.
- They will no longer be able to prohibit residents from parking personal vehicles on their property, including vans or work vehicles, as long as they are not commercial.
- Associations will no longer be able to establish requirements inside a home, as long as they are not objects that are visible from the outside or from a neighboring house.
These modifications will come into force from next July 1 and, as part of the process, homeowner associations covering more than 100 parcels will be required to publish all articles, registered bylaws, statement of covenant, governing rules and annual budgets online by January 1, 2025.
With these changes, it is expected to generate greater transparency among the inhabitants of the state of the sun and that the Coexistence in communities is maintained in harmony.
Other new laws Ron DeSantis signed in Florida
- HB 1049. It states that sellers are required to submit a flood disclosure document so that interested parties know if the property has been involved in insurance claims related to that type of damage.
- HB 775. Parents who do not want or cannot care for their newborn children will have thirty days to deliver them to hospitals, fire stations and medical services.
- HB 855. Dental health professionals must provide their patients with their name, telephone number, emergency number, and license.
- HB 1093. It will modernize the state’s trust law, allowing greater flexibility for more individualized estate planning.
- HB 1161. The Florida Department of Revenue may provide a form for property sellers to verify the eligibility of a veteran or surviving spouse to qualify for an exemption under the statutes when purchasing property.
- SB 808. Firefighters, law enforcement officers, correctional officers, among others, may receive specialized medical treatment as part of compensation.
- SB 812. Building permits will be expedited in some counties.
- SB 1142. Contractors will be able to qualify for registration even though the jurisdiction has decided not to continue issuing local licenses.
- SB 938. It will provide various facilities to dental professionals.
