Homes, preferences and investments: focus on independent solutions in 2023
During the first half of 2023, the Tecnocasa Group Research Office conducted an analysis of the sales carried out through the affiliated agencies Tecnocasa and Tecnorete. The results indicate that 20.6% of transactions concern independent and semi-independent housing solutions: a higher percentage than that recorded in 2019, pre-pandemic, although remaining substantially stable compared to the previous year.
After the first lockdown, an increase in requests and sales of independent and semi-independent solutions was recorded, a trend that continues, albeit at more moderate levels compared to the peak in 2021 (22.1%). The sizes most purchased include homes between 101 and 150 m2, representing 28.3% of transactions, followed by those between 151 and 200 m2 (22.2%) and between 51 and 100 m2 (21.9%).
Compared to 2022, there is also an increase in sales of homes with sizes greater than 200 m2. 5.8% of independent homes purchased in the first half of 2023 are classified with high energy efficiency (class A and B), while the majority (78.6%) are in lower energy classes (F and G). This represents a slight decline in purchases in high energy classes compared to the previous year.
Independent and semi-detached solutions are mainly purchased as principal residencesi (78.1%), followed by purchases for investment (12.2%), in particular for the construction of accommodation facilities. The predominant age group for buyers is between 35 and 44 years (32.0%), with a decrease in buyers under 34 compared to 2022. Families make up 79.6% of home buyers independent, while the share of singles is growing, reaching 20.4%. Finally, in 50.7% of cases, sales take place without the aid of a mortgage, with a contraction in the percentage of purchases with a mortgage in the first half of 2023, partly attributable to the increase in interest rates.
