The average price per square meter in Russian new buildings over the past month fell by 1%, this is a record decline since the launch of preferential mortgages for new buildings in the spring of 2020. On December 8, Izvestia was informed about this by the sales director of the federal company Etazhi, Sergey Zaitsev.
“The period of New Year’s sales of real estate has started. Developers strive to realize the maximum possible volume of supply on the wave of increased demand and are ready to provide individual services at discounts and bonuses for buyers,” said Zaitsev.
According to the expert, the average cost per square meter in new buildings showed a steady growth from January to April of this year. During this period, it increased by 10.9% – from 91.21 thousand rubles per square meter to 101.12 thousand rubles. Then, on a wave of low demand, the average cost per square meter decreased to 98.89 thousand rubles by August, and again showed a slight increase in September and October.
“In fact, now the average cost per square meter in new buildings has returned to the price level of April this year, but if we evaluate the increase relative to December last year, it is 14.6%,” the expert added.
The biggest difference with last year’s prices was noted in April 2022, compared to April last year, the average cost per square meter was 28% higher, and the smallest is now 14.6%, Zaitsev noted.
On the eve of Zaitsev noted that the average cost of selling secondary housing in Russia began to decline again. According to him, this is due to the growth in demand for mortgages with state support against the backdrop of talk about its possible termination.
