Purchasing a country house – be it a luxurious mansion or a traditional dacha – has long become a familiar and favorite way of investing for Russians. Today, the trend for purchasing housing away from city noise is showing strong growth. Igor Kalinin, development director of the My Hectare project, told Izvestia about changes in the suburban real estate market caused by increased demand for land plots.
— What is the reason for the increased demand in the suburban real estate market?
— Two trends are developing in parallel – moving to one’s own land and home and living in micro-apartments. If the first trend is supported by the state, grants, preferential lending, active development of rural areas and the popularity of remote work, then the second is caused by a sharp increase in the cost of apartments in megacities and their inaccessibility for people.

We have been observing changes in the suburban real estate market for 8 years. Previously, there was a request for plots of 6-10 acres for dacha construction, but now people are seeking to purchase plots of a larger area – from 50 acres and at a greater distance from Moscow due to better ecology.
— Which areas are in greatest demand?
Since the beginning of 2024, we have conducted an analytical study in which more than 100,000 people took part: 72% of respondents were interested in purchasing a plot of land ranging from 50 acres to 1 hectare.
57% of people are looking for a plot of land to build a summer house or family estate, 7% for investment purposes, 10% for farming and ecotourism, 6% for business on the land, and the rest have not yet decided on the goal.

Using the example of the experience of transactions of the “My Hectare” project, there is a shift in the focus of demand from individual housing construction to agricultural land in a percentage ratio of 50/50 over the last year. This is due to a large-scale federal trend: agricultural plots can be used, among other things, for the construction of a residential building for members of a peasant farm, in accordance with Federal Law-299, and for the organization of tourist facilities, in accordance with Federal Law-318. Agricultural lands open up new business opportunities with government support. Decisive factor: taxes on agricultural land are minimal, unlike individual housing construction.
— What lands are prices rising for?
— First of all, prices rise for those lands in the area of which there is active development: economic, infrastructural, social. It is important for us that the sites are located in the best, most promising locations in the Central Federal District: Volga, Valdai, Vazuza, Seliger, Zavidovo, Small Golden Ring. For example, the Moscow-St. Petersburg high-speed railway will soon pass through the Tver region, where our villages are located, which will shorten the journey from Tver to the capital to 40 minutes. The price of land plots in the immediate vicinity of HSR stations will increase exponentially.

The average cost of a one-room apartment in Moscow on the secondary market in 2024 is at least 10 million rubles. For this amount, in our project you can purchase 100 hectares of agricultural land, 18 land plots with a total area of 2000 square meters for summer cottage construction, or 33 land plots of private housing construction with an area of 3000 square meters.
It turns out that for the specified amount you can purchase several dozen plots for business or investment, or buy one hectare and build a spacious house – in any case it will be much more profitable. This is why people are increasingly choosing suburban real estate: it is more promising and more affordable.
— What financial instruments for purchasing country real estate currently exist and what can be recommended to those wishing to purchase it?
Currently, preferential lending programs are the main financial instruments for purchasing land and building a house. There are different banks that give good rates. Last year, loans up to 12 million rubles were approved in the Moscow region, and in rural areas and other areas up to 6 million rubles. The rate typically ranges from 8% to 9%, while the key rate is currently 16%.
