CIAN: the share of housing sales marked “urgent” in Russia has reached a peak
The share of announcements for the sale of apartments on the secondary market marked “urgent” in Russia amounted to 4 percent, reaching a peak in three years. This is reported RBC with reference to a recent CIAN study.
The share of such apartments in ads began to grow in the spring, the local maximum was reached in June (3.9 percent). Then the share began to decrease slightly, but in October it rose again to 3.9 percent, and in November to 4. The maximum figure was recorded in the middle of the month. It is noteworthy, but despite the desire to quickly get rid of real estate, sellers are not ready to reduce prices. Analysts also pointed out that not everyone is able to sell urgently: the average exposure time in large cities in 2022 increased by almost a month and now stands at 127 days.
Earlier in December, it became known that over the 11 months of 2022, the number of purchase and sale transactions in the secondary housing market in Moscow decreased. From January to November, the number of transactions reached 118.6 thousand – the figure decreased by 21 percent compared to the same period in 2021. In November, 10.8 thousand such contracts were executed, which is six percent less than in October and 22 percent less compared to November 2021.
