Postponing renovations in a housing association can be expensive, warns Sini Korpinen, the chairman of a housing association in Koskela, who has personal experience with postponed renovations.
In real estate transactions a cheap price can be tempting, but sometimes surprising risks lie behind the price.
Apartments are often cheaper from those housing companies where major renovations, such as plumbing renovations and facade renovations, are just beginning.
Helsingin Sanomat reports from the much cheaper neighboring districts of Koskela on Thursday, September 15.
From Koskela acting as chairman of the housing association and city councilor of the association Sini Korpinen warns of seemingly cheap living quarters.
He raised the issue on the social media service Twitter.
Renovations of a seemingly cheap housing association can lead to much higher costs than originally anticipated. This can happen if the company’s renovations have been postponed.
Korpinen has personal experience of the matter.
“Renovations related to the facade and the roof had been neglected in our building company, and this resulted in expenses,” he tells HS.
A raven moved to Koskela four years ago. A major HVAC renovation had just been completed, but the facade renovation was just about to begin.
“When we moved into the housing association, we took it for granted that the facade renovation had to be done. However, we noticed that the company has trauma from the previous renovation.”
Korpinen estimates that by postponing the renovations, they wanted to avoid temporary increases in housing costs.
“In our housing association, it was evident that the pensioners who moved into the housing association already in the 70s did not want to do renovations, because the rise in housing costs was stressful.”
Eventually postponing the renovations backfired.
For example, the building company incurred an additional bill of hundreds of thousands of euros for leveling a dilapidated interior wall. In addition, water had leaked from the house’s roof wells into four apartments, which had to be drained.
Power can be concentrated if the majority of apartment owners are not interested in managing the housing association’s affairs.
“Then power can be concentrated on people who don’t want to do anything,” says Korpinen.
