Question a reader asks:
I am renting a studio worth 10,000 dirhams, in one of the emirates of the country, and I have completed three years. When I renewed the new contract, the landlord told me to increase the rent to 30% without notifying me sufficiently in advance. Does the law not require the landlord to notify the tenant of the rent increase?
the answer :
Legal Advisor Dr. Youssef Al-Sharif:
Referring to the law regulating the relationship between the landlord and the tenant in the emirate in which the tenant resides, we find that Article 13 thereof prohibits increasing the rent value three years before the beginning of the rental relationship, and after the expiration of the three years the landlord may increase the rent to the equivalent rental value, and the law does not require the landlord to notify The tenant with that increase and what has been done is that the increase is agreed upon upon renewing the contract, and in the event of disagreement, the Rental Disputes Settlement Committee is responsible for determining the equivalent rent.
