Construction | The dream of Vantaa's own giant hall for world stars crumbled

The entertainment center will be a venue for concerts, fairs and other ball sports.

The facts were met. Arena 3.3, which was originally designed as an indoor soccer hall, will not host major international matches, nor will it host soccer, because the size of the hall has been reduced by 8,000 square meters.

A hall built according to football dimensions would have been too expensive in terms of operating and maintenance costs, says the project consultant and one of Arena 3.3's partners Pepe Perkiö.

“The soccer field cannot fit there now.”

The entertainment center is now designed as a venue for concerts, fairs and events, as well as for other indoor sports.

The entertainment center in the new planning round, the hall's building right has dropped from a generous 51,000 square meters to 43,400 square meters. The hotel arranged next to the multipurpose hall has remained 13,000 square meters in size.

The first site plan approved more than a year ago is being prepared again due to the dissatisfaction of the Uusimaa ely center.

The Ely Center considered that the traffic reports of the multi-purpose hall were incomplete. It was also concerned about the congestion on Hämeenlinnanväylä, which runs next to the arena.

According to Perkiö, the parties have now resolved the traffic knot.

Perkiö has compiled the necessary reports and negotiated with various parties since last fall.

In his previous position as director of the regional unit of the construction company Skanska, he could not have participated in the preparation of the entertainment center in the same way as now as the CEO of the construction design company BTA Engineering.

The reduction of the floor area of ​​the arena is directly reflected in the possible audience numbers for the concerts.

If earlier it was thought that the entertainment center could attract an audience of up to 20,000 spectators with the help of world stars, expectations are now moderate.

“Is it more likely to get 32,000 people to two concerts on both days, or to get around 20,000 spectators to each of two three consecutive concerts and, if necessary, leave even one unfulfilled”, Perkiö thinks.

He thinks that the gigantic concert hall can be quite dreary if there are only 5,000 visitors.

Goals rationalization has convinced Vantaa's political decision-makers, as the city government unanimously approved the renewed plan change at the end of January. The government wants to get an explanation of the project's financing solution before concluding land lease agreements.

The city council will discuss the plan change at the end of February.

The marching order after plan processing is construction planning, land lease agreement and contract negotiations. Some contractors have already been consulted.

The cooling of the construction industry can be beneficial for a project like the entertainment center. The construction cost index indicates a slight decrease in costs, and expectations of a decrease in interest rates have strengthened.

“Even though contractors in the construction industry have gone bankrupt, we still have solvent companies.”

Currently, the parties are discussing whether both the hall and the hotel could be built at the same time, or whether the project should be split into parts.

“We have the willpower to start construction this year,” says Perkiö.
