He National Statistical Instituteto has published this Monday the Property Rights Transfer Statistics for September 2024, a report that analyzes the volume of sales of homes already registered, as well as new registrations of properties in our country. The results of the report are clear: the housing trade follows an upward trend.
This is because, according to INE data, in September they were registered in the property registries 195,480 farms27.3% more than in September 2023. Similarly, sales of homes already registered in the registries also increase, increasing by 41.5% compared to September of last year.
Legal formulas
In relation to the transfer of properties, the INE makes a breakdown depending on the legal formula under which the transfer took place. Of the total of 195,480, 113,777 were transmitted through the trading and 4,598 for donation. On the other hand, only 472 were transmitted through barterthat is, an exchange of goods in which the contracting parties are obliged to give one thing to receive another in exchange, without a price involved in the operation.
In addition, 41,967 properties were transmitted through inheritanceand 34,666 following other methods, among which the INE includes land concentrations, horizontal divisions or joint operations, among other legal formulas.
Taking into account the nature of the property that is the subject of the sale, the INE makes a differentiation. 89.1% of the properties registered in purchase and sale operations correspond to land urbanwhile 10.9% percent are rustic.
Likewise, alluding to the nature of the purchase and sale contract, the INE also states that the 92.4% of homes transferred by sale in September were freeand the The remaining 7.6% were protected. Continuing with the general upward trend, the transmission of free homes increased by 41.3% in annual terms, while protected ones increased by 43.6%. In turn, it is necessary to highlight that transactions in new homes increased by 54.9% compared to the previous year, and trade in used homes increased by 38.4%.
The data, by communities
Finally, it is necessary to look at the results based on the autonomous communities. They have been Aragon (52.2%) and the Community of Madrid (43.4%) the communities that have registered the highest annual rate of variation in the total number of properties transferred. On the contrary, the Foral Community of Navarra (12.0%) and Canary Islands (15.2%) presented the lowest annual rates.
Regarding the purchase and sale of registered homes, Estremadura (79.3%), the Basque Country (67.4%) and Principality of Asturias (57.3%) were those that showed the greatest increase. Foral Community of Navarra (18.0%), Balearics (18.5%) and Murcia Region (32.2%) are the three that registered the lowest growth.
