Domklik analysts have compiled heat maps of the cost of new buildings and finished housing. This was reported in the press service of the service.
Among the areas where the most affordable primary housing is located are Troitsk (an apartment with an area of 35 m2 costs 5.7 million rubles), Bibirevo (7.4 million) and Filimonkovskoe settlement (7.6 million).
Among the most expensive areas of the capital are Yakimanka (the average price of an apartment with an area of 35 m2 is 70 million rubles), Tverskoy (53 million) and Khamovniki (40 million).
Director of the Domklik division of Sberbank Alexey Leipi noted that over the past six months the volume of supply in the primary housing market has increased by about 15%. At the same time, the greatest increase is mainly observed in areas bordering the BKL – transport accessibility in them has changed and the attractiveness of construction here has increased, Leipi added.
There have also been no significant changes in the secondary market over the past six months. As before, the most affordable options are located mainly in the areas of the Trinity Administrative Okrug. These are the Rogovskoye settlement (the average price of an apartment with an area of 35 m2 is 4.1 million rubles), the Klenovskoye settlement (4.2 million) and the Novofedorovskoye settlement (5.1 million).
The highest cost per square meter on the secondary market is observed inside the Garden Ring. Among the central districts, the most expensive include Khamovniki (35.7 million rubles), Arbat (29.7 million), Zamoskvorechye (22.7 million), Presnensky (22.6 million rubles) and Dorogomilovo (19.9 million) .
Leipi stated that over the past six months, the volume of supply on the finished housing market has decreased by 17%. The greatest decline is observed in remote areas, located mainly in the east of Moscow, between the Third Transport Ring and the Moscow Ring Road. This may be due to the characteristics of the housing stock: in these areas there are mainly houses built in the 60s and 70s. “In the current conditions, it is quite difficult to sell older housing: buyers focused on the budget housing segment are more likely to prefer secondary apartments in new buildings near New Moscow. Especially considering that the prices there are about the same,” explained Leipi.
