Among pine trees, luxury cars and balconies with sea views live the richest residents of Andalusia. There, in the Malaga neighborhoods of Monte Sancha, El Limonar and La Malaguetathe citizens with a higher gross per capita income of the community reside, which reaches 58,930 euros. It is 44,649 euros once taxes are deducted. «For me it is the best place to live in Malaga. There is a lot of tranquility but you are next to the beach and less than two kilometers from the historic center,” Juan, a Madrid native who has lived for seven years in an old hotel in the Monte Sancha neighborhood, told ABC.
Walking through its streets it is possible to find dozens of palatial houses, large villas and luxurious newly built chalets. Although in the highest part of the neighborhood it is difficult to meet neighbors – it is an area located at the top of a small hill surrounded by pine trees that lives with its back to the hustle and bustle of the city – as one approaches the promenade there is a little more traffic. .
At the door of what was a hotel where personalities such as the American actress stayed Ava Gardner or the writer and journalist Ernest HemingwayJuan commented that now it is a home that is rented in apartments.
«I am delighted to live here, although prices have increased a lot in recent years. Here it is being paid more than on Serrano Street from Madrid,” he commented. However, despite high housing prices, residents in this district with zip code 29016 practically they double the average income of Malaga capitalwhich in 2022 stood at 29,191 euros annually.
According to the latest study by the Tax Agency, ‘Statistics of Personal Income Tax filers in the largest municipalities by postal code’, which has been updated with data for the 2022 financial year, the wealth of households in these neighborhoods increased more than 10% in that year with respect to the previous one.
This means that the rate at which the capital of its neighbors increases almost doubles income growth per Málaga capita (5.7%), so that the richest neighborhood in Málaga has increased its advantage over the rest. Furthermore, as the analysis of the State Tax Administration Agency highlights, this area is also among the forty wealthiest postal codes of all the Spanish cities included in its study.
Standing in front of the garage of one of these chalets, Moisés, one of the residents of Monte Sancha, explained to ABC that it is a quiet neighborhood. In addition to the large homes, among the streets of these neighborhoods there are, among other things, the most luxurious hotel in the capital –the Grand Hotel Miramar-, the Plaza de Toros and cultural centers such as the Contemporary Art Center ‘La Coracha’.
This man from Malaga recalled that this area has always been considered “the noble zone» from Malaga, but he regretted that there are more and more holiday homes. “I acquired the house at a time when it could still be bought, but now the prices have become crazy,” he commented.
Precisely, given the rise in prices and the ‘boom’ in tourism, many of the neighbors are choosing to offer part of their houses, with independent entrances, as vacation rental. This is the case of Pablo, a man from Malaga who has been living in the neighborhood for more than 30 years. «It is something that more and more neighbors do. It helps you pay the IBI, expenses and all those things,” he stated.
According to Victoria, another of the neighbors, lamented, the neighborhood has undergone a transformation in recent decades, since where there used to be villas and small hotels, there are now aesthetic clinics or private hospitals. «This is very different now. There are more and more tourists, fewer people from here and fewer nice houses. Let’s see what the neighborhood ends up with,” he concluded.
