Buying a home in Spain is increasingly difficult. In some provincial capitals, a task increasingly within the reach of fewer hands. This is well known, although today the portal piso.com has published a report in which it puts figures on this problem. To carry out the analysis, the experts of this real estate portal have used as an example the price of a house of 90 m2, the type that many Spaniards have, and they have gone back to 2019. At this time the price of an apartment of this size has increased by 36.36%, going from 163,631 euros on average in 2019 to 223,122 euros in 2024; that is, 60,000 euros more.
This, of course, is explained by the combination of a shortage of supply, stagnant wages and growing demand. On the opposite side, the most moderate increases have occurred in Castilla y León, with +18.2% (122,606 in 2024); the Basque Country, with +17.8% (287,321 in 2024) and Navarra, with +15.4% (167,403 in 2024).
By provinces, in turn, the Balearic Islands (€443,817) and Madrid (€411,064) They top the list of the most expensive, followed by Guipúzcoa (€336,849), Málaga (€317,510) and Barcelona (€305,150). On the contrary, those with the lowest prices are Ciudad Real (€67,500), Jaén (€74,071), Cuenca (€75,960), Teruel (€82,530) and Badajoz (€82,714). Note, and this is highlighted by the apartments.com experts, that the cheapest are those that belong to emptied Spain.
