The growing popularity of studio apartments can provoke the formation of ghettos in large Russian cities, according to the materials of the Agency for Investments in Moscow Real Estate, which are at the disposal of Lenta.ru. Ghettos may appear in a number of municipalities soon – in four to five years, experts warn.
According to them, at present, the volume of supply of studio apartments from developers sometimes reaches 40 percent. “There is no need to wait for the appearance of a ghetto in a resort town because of the large number of studios, the specificity of such cities is different,” real estate brokers predict. “But in cities that are not touristy, the emergence of ghettos is quite possible due to the large number of small-format apartments.”
The experts recalled the Soviet experience, when a police post was always located next to large areas of hostels. “Even in those relatively calm times, it was justified,” they said. “It’s not worth talking about the present times.” In the modern ghetto there will be no police, experts believe, and people “representing a different social level” will not go there.
The risk of the appearance of a ghetto will not be able to affect the popularity of small-format housing, according to the Agency for Investment in Real Estate. Small apartments will be in demand as Russia’s population is aging and shrinking. In addition, experts point out that the country occupies a leading position in the world in terms of divorce, and buying compact housing is “a good chance for a person to start living anew outside of marriage.” At the same time, small apartments are popular among young families and visitors.
Earlier it became known that micro-apartments with an area of less than 10 square meters appeared for the first time in Moscow. A multifunctional complex with housing of this format is located in the Veshnyaki district in the east of the capital. It includes four residential buildings, which mainly offer studios with an area of no more than 17 square meters.
