Property prices in 56 cities mapped by the FipeZap Index rose 0.71% in September. Despite the slowdown compared to August, the index accumulates an increase of 5.88% in 2024, above the inflation of 2.99% measured by the IPCA.
The three cities with the most expensive m2 in Brazil are in Santa Catarina. The leader continues to be Balneário Camboriú, costing R$13,593. Second place is from Itapema, costing R$13,573. The podium is completed by Itajaí, with R$11,608. Among the capitals, Florianópolis (SC) is at the top with a m2 costing R$11,604.
The capitals that had the most price changes in 2024 were Curitiba (+14.19%); João Pessoa (+13.26%); Salvador (+12.92%); São Luís (+10.18%); Goiânia (+9.96%). On average, the average price of properties sold in the country is R$9,208/m².
In the last 12 months, the sales price of properties rose 7.15%. The IPCA measured by IBGE in the same period was 4.10%.
