The shortage of private houses in Russia could lead to an increase in the average cost per square meter in the suburban market up to 20% this spring. Developers provided such forecasts to Izvestia.
Now low-rise villages are underestimated, said Ekaterina Kogan, director of the FGC Family marketing department. In the near future prices per sq. meter can rise by 20%.
According to the owner of the construction company Dom Lazovsky, Maxim Lazovsky, both land plots (from 10% and more) and houses (individual housing construction of IZHS) are becoming more expensive.
“The reason is the weakening of the ruble, cash depreciates, prices for building materials increase. In April, we expect up to 20% increase in prices for individual housing construction,” Lazovsky said.
On average, a “square” of private houses is 1.6 times cheaper than in apartments, said Anton Saukov, head of the suburban real estate center of the federal company “Etazhi”.
Including for this reason, not all developers are in a hurry to this area, the expert added.
