One euro … or little more
Let us go back to the main issue: Is it really possible to buy a house spending only one euro? Let’s see.
The price of the property, no matter how much, is only part of the real expenses to which a possible buyer will have to face.
Every property, even those of modest value, requires unavoidable procedures related to the real estate transaction and the notarial act, all of which has a cost. This is the registration tax and mortgage and cadastral taxes, indispensable to obtain the transcription of the property right. To these costs we must add, of course, the fees of the notary, who can vary depending on the professional to whom it goes, of the town where the deed and the value of the acquired property is stipulated.
Another mandatory accessory expense in the project is the endorsement to guarantee the purchase of the property, which usually is around 5,000 euros (to be fair, this is also mentioned in the film La Dolce Casa). Like those that are bought by a euro, they are always real estate that will be reurbed and reform, to the total costs we must also add urban and cadastral procedures (work amnesties, deeds, etc.).
Not counting that whoever decides to join the house project per 1 euro as a buyer has limitations, including the storms, which must respect. The renewal, for example, must begin within two months from the granting of all permits and must be completed within a short period after the purchase (ranging between 365 days and three years).
If, finally, the house is not municipal property but has only been made available to the City Council for an individual, the expenses that have incurred during the period of disposal must be reimbursed.
Therefore, one euro house costs at least 20,000 euros (not counting the renewal of the property). It is not much if compared to the market and departments market prices, but it is not as little as it is announced.
What are the villages that have joined the house project per 1 euro and where are they located?
At present, the Italian peoples who have adhered to the projects of Casas per 1 euro and continue with it are found throughout the Peninsula, with a greater percentage in the areas of southern Italy, which have been the main victims of depopulation.
The region with the highest number of adhered municipalities is Sicily. On the island there are 29 municipalities where it is possible to buy real estate at the price of bargain, of a total of 78 Italian towns.
